Reports to Senior Project Manager (SPM)
Responsible for supporting the SPM to l ead all aspects of Construction Management for the allocated and defined Trade Package(s) and/or area(s) of work in accordance with Project procedures. Deliver an integrated (FOH Fit-out) facility of work that in accordance with contract scope is functional and ready for handover to the Client.
Coordinate Trade Contractors and/or Specialist Suppliers programme of work with prime responsibility to deliver Clients objectives in respect of Time, Quality, Cost and Safety .
The PM (Fit-Out) is responsible for ( including but not limited to) the following key duties and responsibilities:
- Report to and take direction from the SPM.
- Coordinate and liaise with all team members to provide efficient and managed delivery of the work package(s).
- Prepare and develop Trade Package Contents Sheets (with design team 's input).
- Lead and schedule the complete bid process and tender event ownership.
- Lead the Pre-Qualification process.
- Agree the Tender List with the Development Team.
- Arrange and lead pre-tender review meetings.
- Check and list all tender drawings, specifications and documentation for completeness.
- Provide package specific tender documents:
- Site Logistic Plans.
- Spec Prelims Particular.
- Outline Method Statements.
- Contract timelines and sectional completions.
- Liaise and Coordinate with consultants for all design information and Costing documentation.
- Establish with design management and consultants the extent and deficiency of tender design documentation.
- Issue tender Addendum information as necessary from time to time.
- Organize and chair mid-tender and post tender review meetings.
- Review tenders in respect of buildability, programme, health & safety and general compliance.
- Liaise in preparation and issue of all tender queries and responses to/from tenderers.
- Prepare the Construction Managers Tender Reports in consultation with SPM.
- Assist with the preparation of Contract Documents.
- Close out all tender documentation / queries ready for contract.
- Liaise with team planner to provide fully integrated and coordinated programme of works aligned with project milestones (Level 1 & 2 Programme(s)).
- Implement and enforce Construction Management procedures and protocols with Trade Contractors.
- Ensuring that Trade Contractors are working to the very latest approved information and documentation.
- Liaison with consultant's team on design interpretation and implementation.
- Organise and chair Start-up meetings with Trade Contractors.
- Organise and chair weekly progress and coordination meetings with Trade Contractors.
- Participate in Contractors and Consultants Value Engineering exercises.
- Monitoring and record Trade Contractors Programme, Lead in and Procurement schedules and histograms.
- Monitor and record achieved progress , labor levels, methodology, and report status, against contract programme /sequence/ durations.
- Obtain, check and ensure correct implementation of Trade Contractors Method Statements.
- Hold regular meetings to coordinate and direct Area/Site Supervisors and/or Logistics team to make ready and keep maintained the site area for construction in accordance with the approved construction programme and Trade Contract documentation.
- Monitoring manage and report Trade Contractors compliance with Health & Safety and Quality and recognize and publicize same.
- Manage, monitor and report progress of off-site Manufacture including factory and site inspections and advise and implement corrective actions.
- Validate material deliveries and arrange compliance checks prior to implementation into the works Implement ' buy-off ' procedures.
- Validate Trade Contractors resource levels both on and off site against plan. Report status and corrective action.
- Identify any impact affecting the Works progress (on and/or off site) and Manage recovery planning with Trade Contractors in association with consultants and/or client project channels . Recommend strategies for recovery planning and management of approved corrective actions.
- Provide Weekly Progress Reports for each Trade
- Manage Risk including updating registers, implementing and proactively monitoring delivery of risk mitigation plans.
- Monitoring and controlling Trade Contractors Site logistics (working with CM Site Supervisors & Logistics teams).
- Manage and control interfaces between Trade Contractors and arrange workshops between Trade Contractors and Consultants.
- Monitor and manage CR / CMI Procedures / Protocols for all changes.
- Assist the commercial team to manage Trade Contractors Progress Payments.
- Arrange and plan site sign off inspections for closure of areas / elements including those by authorities.
- Check and expedite Trade Contractors RFI's (Do not simply act as a Postman).
- Issue instructions and manage the flow of information between Consultants and Trade Contractors.
- Expedite issue of Trade Contractors weekly reports.
- Agree monthly progress with Trade Contractors and Commercial team.
- Agree and direct handover procedures with Trade Contractors, Consultants, Authorities, Owner and implement to programme.
- Direct Trade Contractors for Handover to Owner / Operator / End User.
- Prepare and issue handover documentation via SPM, for Owners use.
- Assist Commercial team with preparation of Trade Contractors final account.
- Expedite and check Trade Contractors As-built drawings, O&M Manuals, Test Reports and all Certificates.
- Prepare and manage defects and outstanding works schedules.
- Prepare Practical Completion Certificates.
- Prepare completion report, contractor assessment and any other close out reports.
- Undertake any other duties directed by SPM (Fit-Out).
